The villa was built in 1929 in a rationalist Deco style with anti-seismic construction criteria and was renovated in the 90s, has not been inhabited for several years but is in good condition and is habitable after some modernization works.
The raised lower floor has two entrances, the main one is preceded by a short flight of steps and leads into an entrance hall which leads to a living room and a study room. There is also a basement with two rooms equipped with windows for lighting and ventilation. These premises were used for the winemaking process and still retain many interesting equipment.
The roof of the house is made of wood in good condition, the heating system is missing and there is only a fireplace in the kitchen, the floors are generally in marble grit with fine decorations, the fixtures are all in wood and the windows have shutters or roller shutters.

For all other services, you have to go to the nearby Centers of Gioia dei Marsi and Pescina where there is also a small hospital. The Pescina motorway exit of the A25 Rome-Pescara motorway is 9 km away and the railway station is also nearby. Not far away is the Abruzzo National Park with the famous tourist center of Pescasseroli (26 km) with good ski facilities. The city of Pescara with the airport and the beaches of the Adriatic Sea is just over 1 hour away, the city of Rome with the international airports can be reached at the same time.

Villa nobiliare d’epoca con giardino e terreno vicino al Parco Nazionale d’ Abruzzo.
Grande villa su due livelli di circa 352 mq.l. con 5 camere da letto e 2 bagni, garage di 57 mq.l. , giardino di circa 700 mq. e terreno di 9.354 mq. in posizione centrale e panoramica all’interno di un piccolo paese ai margini della Piana del Fucino.
La villa è stata costruita nel 1929 in stile razionalista Decò con criteri di costruzione antisismici ed è stata ristrutturata negli anni ’90, non è abitata da diversi anni ma è in buone condizioni ed è abitabile dopo alcuni lavori di ammodernamento.
Il piano inferiore rialzato ha due ingressi, quello principale è preceduto da una breve gradinata ed immette in un androne da cui si accede ad un soggiorno e ad un locale ad uso studio. Si procede entrando quindi in un atrio che raccorda da un lato una cucina abitabile con camino e ulteriore ingresso autonomo dall’esterno e un ripostiglio, dall’altro lato una camera da letto ed un bagno. Dall’atrio parte una comoda scalinata in marmo con bella ringhiera in ferro che in due rampe raggiunge il primo piano.
Il piano superiore comprende un locale abitabile su cui si aprono gli ingressi delle 5 camere da letto di cui una con una gradevole terrazzo, di un ripostiglio e del secondo bagno. Notevole la veduta panoramica dalle finestre su tutti i lati.
E’ presente anche un piano seminterrato con due stanze dotate di finestrelle per illuminazione e aerazione. Questi locali erano utilizzati per il processo di vinificazione e conservano ancora numerose interessanti attrezzature.
Il tetto della casa è in legno in buone condizioni, manca l’impianto di riscaldamento ed è solo presente un camino nella cucina, i pavimenti sono generalmente in graniglia di marmo con pregevoli decori, gli infissi sono tutti in legno e le finestre hanno persiane o serrandine avvolgibili.

Casali d’Aschi è una Frazione di Gioia dei Marsi a 720 m. slm. con 850 abitanti. Nella piazza principale con la chiesa e la scuola sono presenti la Posta, alcuni negozi, alcuni bar e punti ristoro. Per tutti gli altri servizi ci si rivolge ai vicini Centri di Gioia dei Marsi e Pescina dove esiste anche un piccolo ospedale. L’ uscita autostradale di Pescina della Autostrada A25 Roma-Pescara è a 9 km e nei pressi si trova anche la Strazione Ferroviaria. Poco distante anche il Parco Nazionale d’Abruzzo con il famoso Centro turistico di Pescasseroli (26 km) dotato di buoni impianti sciistici. La città di Pescara con l’ Aeroporto e le spiagge del mare Adriatico è a poco più di 1 ora, con lo stesso tempo è raggiungibile la città di Roma con gli Aeroporti internazionali.
