Country house in a panoramic position with productive olive grove, close to the village.
Two-level house (about 140 sqm) with 2 large bedrooms 1 small bedroom, 1 bathroom, cellar. Olive grove of about 4,000 sqm. with very productive plants and nearby ruin to be restored. The house is about 2 km from the village, on a ridge with beautiful views on all sides, facing a small municipal road, is easily accessible and has space for parking.
The house was built before 1967 and is in good condition and immediately habitable but requires some repairs (internal and external).
The south-east facing facade has an external staircase that connects the two levels and a long balcony from which you can enjoy a beautiful view of the surrounding hills, against the backdrop of the imposing mountains of the Maiella National Park. To the side and back the view is that of the extensive hills covered with olive groves and vineyards and the mountains of the Gran Sasso National Park chain.
Entering the ground floor you immediately encounter a living room with a wall fireplace (currently unused) and a back window, then you move on to the fully equipped kitchen with a large fireplace and a back door to exit directly onto the courtyard/garden. On the ground floor there is also an independent cellar with a front entrance and two windows. As there is no internal connection, you go up to the first floor using the external staircase that reaches the front balcony. Upon entering you are in a corridor with two large symmetrical bedrooms on the sides with front and side windows. From the corridor you also access a little bedroom/study and the bathroom with tub/shower and back window.
The back of the house (north/west) is occupied by a large shed (in simple masonry and with a roof to be replaced) and a space used as a paved courtyard and pleasant garden in front of a vineyard.
The house needs some repairs and especially the arrangement of the back shed. The roof of the house is wood in good condition but lacks the insulating sheath that should be inserted. The heating is LPG gas with wall radiators, boiler in the kitchen and underground tank in the garden. There is also a wood stove in the kitchen. The electrical system has been redone.

To the right of the house there is a strip of land (about 4,000 m2) gradually sloping towards the rear valley. In front there is a ruin to be renovated with interesting potential. Then begins the extensive olive grove with many well-kept and remarkably productive plants.
Alanno is a Municipality in the Province of Pescara in the Valpescara at 307 m. above sea level with about 3,300 inhabitants. The ancient village preserves ancient medieval churches and towers, outside the village the Oratory of Santa Maria delle Grazie from 1498. There are some shops, bars, restaurants and all the generally necessary services. The Railway Station and the A25 motorway entrance are just a few minutes away. The city of Pescara with the Adriatic Sea and the International Airport can be reached in about 30 minutes, the city of Rome in less than 2 hours by car.

Casa di campagna in posizione panoramica con oliveto produttivo, vicina al paese.
Casa di due livelli (circa 140 mq) con 2 ampie camere da letto 1 cameretta, 1 bagno, cantina. Oliveto di circa 4.000 mq. con piante molto produttive e vicino rudere da ristrutturare. La casa è a circa 2 km dal paese, su un crinale con bel panorama da tutti i lati, fronteggiata da una piccola strada comunale, è facilmente raggiungibile e dispone di spazio per parcheggio.
La casa è stata costruita prima del 1967 è in buone condizioni e subito abitabile ma necessita di alcuni interventi di riparazione (interni ed esterni).
La facciata rivolta a sud-est presenta una scala esterna che collega i due livelli ed un lungo balcone da cui si gode un bel panorama delle colline circostanti, sullo sfondo degli imponenti Monti del Parco Nazionale della Maiella. Lateralmente e retro il panorama è quello delle estese colline ricoperte di oliveti e vigneti e dei Monti della catena del Parco Nazionale del Gran Sasso.
Entrando al piano terra si incontra subito un soggiorno con camino a parete (attualmente non utilizzato) ed una finestra retro, si passa quindi alla cucina totalmente attrezzata e con un grande camino ed una porta retro per uscire direttamente sul cortile/giardino. Al piano terra si trova anche una cantina autonoma con ingresso frontale e due finestre. Mancando un collegamento interno si sale al primo piano usando la scala esterna che arriva sul balcone frontale. Entrando ci si trova in un corridoio con ai lati due ampie camere da letto simmetriche con finestre frontali e laterali. Dal corridoio si accede anche ad una cameretta/studio ed al bagno dotato di vasca/doccia e finestra retro.
Il retro della casa (nord/ovest) è occupato da una ampia tettoia (in semplice muratura e con tetto da sostituire) ed uno spazio adibito a cortile pavimentato e gradevole giardino di fronte a un vigneto.
La casa ha bisogno di qualche riparazione e soprattutto la sistemazione della tettoia retro. Il tetto della casa è in legno in buone condizioni ma manca della guaina isolante che andrebbe inserita. Il riscaldamento è a gas GPL con radiatori a parete, caldaia in cucina e bombolone interrato nel giardino. Presente anche una stufa a legna in cucina. L’ Impianto elettrico è stato rifatto nuovo.

A destra della casa si distende una fascia di terreno (circa 4.000 mq) digradante gradualmente verso la valle posteriore. Frontalmente si trova un rudere da ristrutturare con interessanti potenzialità. Successivamente inizia l’esteso oliveto con molte piante ben tenute e notevolmente produttive.
Alanno è un Comune della Provincia di Pescara nella Valpescara a 307 m. slm con circa 3.300 abitanti. Il Borgo antico conserva antiche Chiese e Torri medievali, fuori del paese l’ Oratorio di Santa Maria delle Grazie del 1498. Presenti alcuni negozi, bar, ristoranti e tutti i servizi generalmente necessari. La Stazione Ferroviaria e l’ ingresso autostradale A25 sono a pochi minuti. La città di Pescara con il Mare Adriatico e l’ Aeroporto Internazionale sono raggiungibili in circa 30’, la città di Roma in meno di 2 ore.
