Country house with outbuildings and extensive land with olive grove and wood.
House on two levels (about 200 sq.m.) with 2-3 bedrooms and 2 bathrooms, large annexes and land of about 15,000 square meters with productive olive grove and forest of tall trees. The construction of the house dates back to 2011 and subsequent years, consisting of ground floor and basement, it is in a panoramic position a short distance from the town. After crossing a driveway or a pedestrian gate, you enter a large fenced courtyard that connects the two levels of the house with their respective entrances with armored doors covered in wood. The upper floor has a (ventilated) wooden roof, accessed through a beautiful porch and you are in a large living room followed by a bathroom with shower and two bedrooms. An internal wooden and metal staircase allows you to reach the lower level with a large kitchen / dining room where a wood-burning thermo-fireplace covered with local stones and bricks stands out, utility room, cellar / sink and an office that can also be used as an additional bedroom. From the lower level you exit directly onto the courtyard, partly paved and with a panoramic view, which offers spaces for outdoor activities and access to a useful warehouse adjacent to the house.
Heating and domestic hot water are provided by two systems that can be used alternatively: gas with wall radiators and boiler in the technical room, or wood-burning thermo-fireplace. The external and internal fixtures are wood and the windows have double glazing and external closing doors. The floors are in pleasant rustic ceramics. The upper part of the house was also insulated with a thick thermal coat, the lower basement part was perfectly insulated on three sides with a buttoned sheath and draining materials.

The annexes, a few meters away from the house, are two rectangular structures divided into various rooms intended for small industrial activities but currently used as sheds / warehouses.
The land of 15,000 sq.m. extends mostly downstream from the house, gently sloping down to a small valley and beyond. Part consists of a beautiful oak forest through which there is also an additional driveway to the property from the State Road, which is also useful for agricultural vehicles to enter the land and to get directly to a natural source “Fonte Filetto”. Another part of the land is arable land with the presence of numerous well-kept and highly productive olive trees.
Civitaquana is a small town in the Province of Pescara with about 1,200 inhabitants at 550 m. above sea level near the Gran Sasso National Park. In the village there are several bars, a few shops, the Post Office, the Pharmacy and the generally necessary services. The city of Pescara, with the beaches of the Adriatic Sea, the Railway Stations and the International Airport is about 30 ‘away.

Casa di campagna con annessi ed esteso terreno con oliveto e bosco.
Casa su due livelli (circa 200 mq) con 2-3 camere da letto e 2 bagni, annessi di ampia metratura e terreno di circa 15.000 mq con oliveto produttivo e bosco di alberi con alto fusto. La costruzione della casa risale al 2011 e anni successivi, costituita da piano terra e seminterrato, è in una posizione panoramica a breve distanza dal paese. Attraversato un cancello carrabile o uno pedonale si entra in una grande corte recintata che collega i due livelli della casa dotati di rispettivi ingressi con porte blindate rivestite in legno. Il piano superiore ha tetto (ventilato) di legno a vista, si accede attraversando un bel portico e ci si trova in un ampio soggiorno a cui seguono, un bagno con doccia e due camere da letto. Una scala interna in legno e metallo permette di raggiungere il livello inferiore occupato da una grande cucina/sala da pranzo con termo-camino a legna rivestito di pietre locali e mattoni, ripostiglio, cantina/lavatoio ed uno studio utilizzabile anche come ulteriore camera da letto. Dal livello inferiore si esce direttamente sulla corte in parte pavimentata e con vista panoramica, che offre spazi per attività all’aperto e l’accesso ad un utile magazzino adiacente alla casa.
Il riscaldamento e l’ acqua calda sanitaria sono garantiti da due sistemi che possono essere usati in alternativa: gas con radiatori a parete e caldaia in locale tecnico, oppure termo-camino a legna. Gli infissi esterni ed interni sono in legno e le finestre hanno doppio vetro e portelloni esterni di chiusura. I pavimenti sono in gradevoli ceramiche rustiche. La parte superiore della casa è stata anche coibentata con spesso cappotto termico, la parte inferiore seminterrata è stata perfettamente isolata su tre lati con guaina bottonata e materiali drenanti.

Gli annessi, a pochi metri di distanza dall’abitazione sono due strutture rettangolari divise in vari vani destinate a piccola attività industriale ma utilizzate attualmente come rimesse/magazzini.
Il terreno di 15.000 mq si estende per lo più a valle della casa, in leggero pendio fino ad una piccola valle ed oltre. Parte è costituita da un splendido bosco di querce attraverso il quale esiste anche un ulteriore ingresso carrabile alla proprietà dalla Strada Statale, che risulta utile anche ai mezzi agricoli per l’ingresso sui terreni e per arrivare direttamente ad una fonte naturale “Fonte Filetto”. Altra parte del terreno è un seminativo con presenza di numerosi olivi ben tenuti e altamente produttivi.
Civitaquana è un piccolo Comune della Provincia di Pescara con circa 1.200 abitanti a 550 m. slm. nei pressi del Parco Nazionale del Gran Sasso. In paese sono presenti diversi bar, qualche negozio, la Posta, la Farmacia e i servizi generalmente necessari. La città di Pescara, con le spiagge del Mare Adriatico, le Stazioni Ferroviarie e l’ Aeroporto Internazionale dista circa 30’.
