Terraced house to renovate on three levels (148 m2) with 2 bedrooms, 1 bathroom, kitchen, dining room and living room, panoramic terrace and cellar (29 m2) right in the center of the town, reachable by car with free parking nearby. The construction dates back to before 1967 and has undergone a major renovation in recent years with the renovation of the roof. It has not been inhabited for many years and needs total renovation of the interior including the renovation of the systems, part of the windows and the rearrangement of the terrace. The creation of a larger and more comfortable bathroom should also be considered.

The entrance to the house is in a characteristic alley in the historic center and upon entering you immediately come across a comfortable stone staircase that leads to a corridor on the first floor. Immediately on the right is a kitchen with a wall fireplace and the gas connection. Further ahead is a room which houses the internal two-flight staircase to the second floor with internal windows on the sides to facilitate lighting and ventilation. Followed by a long and narrow bathroom with a small upper window in which all the bathroom fixtures including the shower are located. Proceeding further you enter a passage room (possible dining room) and then a large and bright living room with a small panoramic balcony. The second floor has two bedrooms, one at the rear with a window overlooking the houses of the historic center and the bell tower of the Parish Church and the other at the front with a window towards the terrace. A short corridor leads to the terrace from which you can enjoy a remarkable view of the town’s main street with the succession of ancient noble palaces and above all an open view of the entire surrounding area with the expanses of olive groves and the mountains of the Majella and Morrone National Park. On the facade of the house, next to the entrance door, there is a small door which, by going down a few steps, allows access to a large basement cellar with a barrel vault.
The roof of the house has been redone and does not need any interventions, the floors seem solid, the systems need to be redone as well as almost all the fixtures, the floors are in marble chips or ceramic in fair condition.

Tocco da Casauria (PE), on the slopes of Mount Morrone (Majella/Morrone National Park), has just under 3000 inhabitants, is 400 m away. above sea level, and dominates the Pescara River Valley, surrounded by mountains and hills with endless olive groves; the production of excellent oil, “Centerbe” liqueur and typical wines is famous. The wind coming from the Gole di Popoli powers an important wind farm and allows the activity of the National Paragliding School. There is a small hospital, post office, pharmacy, numerous shops, bars, offices and all generally necessary services. The town is quite lively with even the setting up of a weekly open-air market right in the main street. Frequent buses and trains (valley station) lead everywhere. The A25 motorway is 5′ away, the city of Pescara with the airport and the beaches of the Adriatic Sea are 40′ away, the major ski centers in the region are just over half an hour away, Rome is 90′ away by car.

Casa da ristrutturare in pieno centro con terrazzo panoramico e cantina.
Casa a schiera da ristrutturare su tre livelli (148 mq.l.) con 2 camere da letto, 1 bagno, cucina, sala pranzo e soggiorno, terrazzo panoramico e cantina (29 mq) proprio nel centro del paese, raggiungibile in auto con parcheggio libero nei pressi. La costruzione è antecedente al 1967, ha avuto una importante ristrutturazione in anni recenti con il rifacimento del tetto. Non è abitata da molti anni ed ha bisogno di totale rinnovamento degli interni compreso il rifacimento degli impianti, parte degli infissi e la risistemazione del terrazzo. Da valutare anche la realizzazione di un bagno più ampio e più comodo.
La casa fa parte di un aggregato candidato alla concessione di contributo statale per miglioramento e sicurezza (tempi non prevedibili).
L’ingresso dell’ abitazione è in un caratteristico vicolo del centro storico ed entrando si incontra subito una comoda scala in muratura che immette in un corridoio al primo piano. Subito a destra una cucina abitabile con camino a parete e la presenza di allaccio gas. Più avanti un vano in cui è alloggiata la scala interna a due rampe verso il secondo piano con finestre interne ai lati per favorire l’illuminazione e l’aerazione. Segue un bagno lungo e stretto con finestrella superiore in cui trovano comunque posto tutti i sanitari compresa la doccia. Procedendo ancora avanti si entra in una stanza di passaggio (possibile sala da pranzo) e quindi un ampio e luminoso soggiorno con balconcino panoramico. Il secondo piano ha due camere da letto, una posteriore con finestra sulle case del centro storico ed il campanile della Chiesa Parrocchiale e l’altra anteriore con una finestra verso il terrazzo. Un breve corridoio conduce al terrazzo da cui si gode una notevole veduta del Corso del paese con la successione degli antichi palazzi nobiliari e soprattutto una vista aperta di tutto il territorio circostante con le distese di oliveti e i Monti del Parco Nazionale della Majella e del Morrone. Sulla facciata della casa, a fianco della porta di ingresso, è presente una porticina che scendendo alcuni gradini consente di accedere ad una grande cantina seminterrata con volta a botte.
Il tetto della casa è stato rifatto e non ha bisogno di interventi, i solai sembrano solidi, gli impianti vanno rifatti come anche quasi tutti gli infissi, i pavimenti sono in graniglia di marmo o in ceramica in discrete condizioni.

Tocco da Casauria (PE), alle pendici del Monte Morrone (Parco Nazionale Majella/Morrone), ha poco meno di 3000 abitanti, è a 400 m. slm, e domina la Valle del Fiume Pescara, circondata da montagne e colline con infiniti oliveti; è famosa la produzione dell’ottimo olio, del liquore “centerbe” e di vini tipici. Il vento proveniente dalle Gole di Popoli alimenta un importante Parco Eolico e consente l’attività della Scuola Nazionale di Parapendio. Presente un piccolo ospedale, la posta, la farmacia, numerosi negozi, bar, uffici e tutti i servizi generalmente necessari. Il paese è abbastanza animato con anche l’allestimento di un mercato settimanale all’aperto proprio nel Corso principale. Frequenti autobus e treni (Stazione a valle)conducono dovunque. Autostrada A25 a 5’, la città di Pescara con l’Aeroporto e le spiagge del Mare Adriatico sono a 40’, i maggiori centri sciistici della regione a poco più di mezz’ora, Roma è a 90’ di auto.
