Barn and small Farmhouse conservatively recovered with extensive olive grove in a panoramic position.
Barn (Pagliaio) and small Farmhouse (Masseria) in tuff stone dating back to the early 1800s and recovered with a restoration that has respected the historical and environmental characteristics of the buildings, according to the principles of conservative restoration. The recovery project was formulated after a geological and static appraisal and was conducted in compliance with current regulations, including structural improvement works, up to regular accessibility.
Il Pagliaio is an ancient agricultural shed, it totally measures about 50 square meters on two levels. Only the upper level has been recently restored as a studio apartment in which there is a kitchen, a bedroom and a bathroom with shower, in a simple and functional style with walls left in their raw state and poorly crafted materials. The lower basement level remained in its original state as a stable with a barrel vault that continues as a natural cave below the olive grove in front of the Pagliaio.
The Masseria is a small farmhouse on two floors of approximately 50 square meters each connected by an external staircase. On the ground floor there is a simple kitchen / dining area with a beautiful brick vaulted ceiling, on the upper floor there is a bedroom with an old fireplace and a large bathroom with shower. Even in the Masseria all the walls remained in their original raw state.
The roofs of the two buildings are wood, totally redone, with the under roof of new exposed reed mats and then planking, insulation and covering with traditional tiles. The floors are original terracotta bricks, wooden planks or white concrete screeds with a protective finish. The window frames are the original ones in wood, restored and integrated with new ones in essential poor art wood. Heating is by air conditioning, fireplace and wood stove. The kitchens are fully equipped and use gas cylinders for cooking food. The sewage drains flow into an imhoff pit downstream with a regular constructed wetland tank.

Pagliaio e Masseria recuperati in modo conservativo con esteso oliveto in posizione panoramica.
Pagliaio e Masseria in pietra di tufo risalenti ad inizio del 1800 e recuperati con intervento di restauro rispettoso delle caratteristiche storiche ed ambientali degli edifici, secondo i principi del restauro conservativo. Il progetto di recupero è stato formulato dopo perizia geologica e statica ed è stato condotto nel rispetto delle normative vigenti, incluse opere di miglioramento strutturale, fino alla regolare agibilità.
Il Pagliaio è una antica rimessa agricola, misura totalmente circa 50 mq per due livelli. E’ stato recentemente restaurato il solo livello superiore come monolocale in cui trova spazio una cucina, una stanza da letto ed un bagno con doccia, in uno stile semplice e funzionale con pareti lasciate allo stato grezzo e materiali poveri lavorati artigianalmente. Il livello inferiore seminterrato è rimasto allo stato originale come stalla con volta a botte che prosegue come grotta naturale al di sotto dell’oliveto anteriore al Pagliaio.
La Masseria è una piccola fattoria su due piani di circa 50 mq totali ciascuno collegati da una scala esterna. Al piano terra è stata organizzata una semplice area cucina/pranzo con bel soffitto a voltine di mattoni, nel piano superiore trova spazio una camera da letto con antico camino ed un ampio bagno con doccia. Anche nella Masseria tutte le pareti sono rimaste allo stato originale grezzo.
I tetti dei due edifici sono in legno, totalmente rifatti, con i sottotetti di nuovi graticci di canne a vista e quindi tavolato, coibentazione, isolamento e copertura con tegole tradizionali. I pavimenti sono mattoni originali in cotto, tavolati di legno o massetti di cemento bianco con finitura protettiva. Gli infissi esterni sono quelli originali in legno restaurati e integrati con nuovi in legno di arte povera essenziale. Il riscaldamento è garantito da climatizzatori, camino e stufa a legna. Le cucine sono totalmente attrezzate e per la cottura degli alimenti utilizzano bombole di gas. Gli scarichi fognari confluiscono in una fossa imhoff a valle con regolare vasca di fitodepurazione.
