Villa with a panoramic terrace and a large olive grove, a short distance from the town center.

Casalincontrada is a municipality in the Province of Chieti, located at 333 meters above sea level and with approximately 3,000 inhabitants. The town still retains an interesting historic center with several churches and period buildings. All the usual services are available, including shops, bars, restaurants, a pharmacy, and a post office, and there are frequent bus connections to the city of Chieti. The A24 motorway is 10 km away (Manoppello), the coast with the beaches of the Adriatic Sea and the city of Pescara with its International Airport are approximately 27 km away, and a renowned ski centre is 30 km away (Passolanciano).

Villa di tre livelli (circa 250 mq.l.) costruita in cemento armato negli anni tra il 2001 e il 2007 su un pianoro di un leggero pendio in posizione molto panoramica. Sono presenti 4 camere da letto, 2 bagni, cucina, grande soggiorno, 2 portici e grande terrazzo a poche centinaia di metri dal centro del paese e con tutti i servizi nei pressi. La villa è circondata da un terreno di circa 8.000 mq. con 160 olivi altamente produttivi, diverse piante ornamentali e alberi da frutta. Si accede alla proprietà tramite un cancello carrabile automatico affiancato da uno pedonale sulla via comunale asfaltata e con una breve salita si raggiunge l’area parcheggio. La facciata anteriore est della villa presenta un elegante portico pavimentato al piano terra sovrastato dal terrazzo del primo piano e quindi dal timpano del sottotetto. Entrando ci si trova in un grande spazio aperto su livelli leggermente sfalsati in cui trovano posto due aree soggiorno con un grande camino a parete sullo sfondo di una impressionante rappresentazione pittorica in cui interagiscono personaggi classici. Completano il piano terra una attrezzata cucina ugualmente aperta verso il soggiorno ed un bagno. Tramite una porta posteriore si può uscire in un ulteriore portico ovest fronteggiato da un prato erboso con un pozzo (profondo 32 m.) ed in cui potrebbe trovar posto anche una piscina. Dal soggiorno, tramite una comoda scala interna in marmo si raggiunge il primo piano dove si succedono due ampie camere da letto, una cameretta ed un bagno ben organizzato; tutte le camere affacciano sul grande terrazzo da cui si gode una splendida vista del territorio circostante. Una scala a chiocciola porta ad un sottotetto parzialmente abitabile in cui può essere prevista una ulteriore camera da letto.
Il riscaldamento è a gas GPL con bombolone interrato in giardino, radiatori a parete e caldaia collocata in cucina; presente anche una stufa a legna nel soggiorno. Due climatizzatori nelle due camere da letto principali. Gli infissi esterni sono in alluminio color verde, le finestre hanno doppio vetro, portelloni e talvolta anche grate di sicurezza. Gli infissi interni sono tutti in alluminio. Possibilità di realizzazione piscina nel settore posteriore, più riservato e meglio esposto all’irraggiamento solare.
