Terraced house to be restored in the town center.
Terraced house of 4 levels to be restored (134 g. sqm) with terrace and balconies in the main street of the town center. The house is in good structural condition but, since it has not been inhabited for many years, it needs total renovation. There are two entrances, one at the ground floor and one directly at the higher floor, in an overlying street where it is also possible to park; the connections between the different levels are by an internal masonry staircase. At the ground floor there is an entrance corridor, a kitchen with a large corner fireplace and a large room with no windows left in the rough as a cellar. The first floor has a front room with balcony and one back lit from inside. The second floor is also divided into a front room with a balcony (set back from the façade) and a rear one. Going up you are in the attic with a terrace from which you can enjoy a remarkable panoramic view of the Piana del Fucino, of the Rocca of the village and of the surrounding mountains. In the restructuring it would be appropriate to reorganize the highest floor with optimization of the roof, the attic and the terrace. The transformation of the existing ventilation duct into a “light well” is also appropriate, allowing greater illumination of the rear rooms.

Pescina is a municipality in L’Aquila province of about 4,000 inhabitants at 735 m. asl. in the Fucino area, gateway to the Abruzzo National Park and included in the Sirente-Velino Regional Park. Near the village is the interesting Valle del Giovenco with many nature trails cycle paths. Pescina is the birthplace of Cardinal Mazzarino (house museum) and Ignazio Silone (his tomb under the Tower of San Berardo), still preserves interesting churches, some palaces and the Fontamara fountain. The village has several bars, restaurants, shops, post office, banks, schools and even a small hospital. The train station and the entrance to the A25 motorway are just few minutes driving from the center, famous ski centers 30 minutes away, Rome can be reached in less than an hour by car.

Casa a schiera da ristrutturare in pieno centro.
Casa a schiera di 4 livelli da ristrutturate (134 mq. l.) con terrazzo e balconi sulla via principale del centro del paese. La casa è in buone condizioni strutturali ma, non essendo abitata da molti anni, ha bisogno di totale ristrutturazione. Sono presenti due ingressi, uno al piano terra ed uno direttamente al piano più elevato, da una via sovrastante dove è possibile anche parcheggiare; i collegamenti tra i diversi livelli sono garantiti da una scala interna in muratura. Al piano terra si trova un corridoio di ingresso, una cucina abitabile con grande camino angolare ed un ampio locale privo di finestre lasciato allo stato grezzo con funzione di cantina. Il primo piano ha una stanza anteriore con balcone ed una posteriore illuminata dall’interno. Il secondo piano è ugualmente articolato in una stanza anteriore con balcone (arretrato rispetto alla facciata) ed una posteriore. Salendo ancora ci si trova a livello del sottotetto e del terrazzo da cui si può godere una notevole vista panoramica della Piana del Fucino, della Rocca del paese e delle montagne circostanti. Nella ristrutturazione sarebbe opportuno una riorganizzazione dell’ultimo piano con ottimizzazione del tetto, del sottotetto e terrazzo. Opportuna anche la trasformazione dell’esistente condotto di aereazione in “pozzo luce” che permetta maggiore illuminazione delle stanze posteriori.

Pescina è un comune in prov. dell’ Aquila di circa 4.000 abitanti a 735 m. slm. nell’area del Fucino, porta del Parco Nazionale d’Abruzzo ed incluso nel Parco Regionale Sirente-Velino. Nei pressi del paese si trova l’interessante Valle del Giovenco con molti percorsi naturalistici ciclopedonali. Pescina è paese natale del cardinale Mazzarino (casa museo) e di Ignazio Silone (sua tomba sotto la Torre di San Berardo), conserva ancora interessanti chiese, alcuni palazzi ed il fontanile di Fontamara. Il paese ha diversi bar, ristoranti, negozi, posta, banche, scuole ed anche un piccolo ospedale. La stazione ferroviaria e l’ingresso dell’autostrada A25 sono a 5’ dal centro, famosi centri sciistici a 30’, Roma è raggiungibile in meno di un’ora di auto.
