Inside, a large room divided by an arch with a pleasant living room embellished with a fireplace and exposed wooden beams, a dining room, a large kitchen housed in a cave with a barrel vault and covered in ceramic, finally a further comfortable bath.
The large terrace is paved in stone, surrounded by the greenery of a few trees and decorative plants, equipped with furniture that makes being outdoors and enjoying the view pleasant.
On one side of the garden there is a rustic stone and brick farmhouse which can also be accessed from a private road that leads down from the main street. The town of Castiglione a Casauria (PE) is 350 m away. above sea level on a long rocky spur flanking the Pescara River valley in the Gran Sasso-Laga National Park. It has less than 900 inhabitants and the houses are set against the main street which is also rich in ancient churches and palaces. There are some essential services in the town. In the flat part of its downstream territory stands the famous Abbey of San Clemente a Casauria (9th-12th century), a national monument. Near the Abbey there are stops for regional buses and those going to Rome’s airports, and the A25 motorway exit is also nearby; the train station is 5 km away. The city of Pescara with the airport and the beaches of the Adriatic Sea are about 30′ away, famous ski centers about 40′, Rome 90′ by car.

Casa di paese con terrazzi e piccolo casale con piscina interna
Proprietà costituita di una casa a schiera di testa di tre livelli (256 mq.) ed un piccolo casale di due livelli (c.a. 100 mq.) con piscina interna, collegati da un’area di circa 360 mq. con due terrazzi ed un piccolo giardino. La struttura dispone complessivamente di 4 camere da letto, 3 bagni e 2 cucine, si trova nel centro del paese, sulla via principale, con due diversi accessi, ed è raggiungibile in auto. La casa grande ed il casale in pietra e mattoni sono stati sapientemente ristrutturati in anni recenti, fino al 2005, sono in buone condizioni ed immediatamente abitabili. Il complesso è adagiato su un costone roccioso del paese rivolto a sud, godendo di notevole soleggiamento e grandioso panorama verso valli e monti del Parco Nazionale della Maiella e del Morrone.
Entrando nella Casa grande dal livello strada ci si trova in un unico grande locale diviso da un arco centrale con spazio per un angolo cucina ben attrezzato, la sala da pranzo ed un ampio soggiorno (o camera da letto) dotate di porte finestre su lungo balcone panoramico, seguono un anti-bagno ed un bagno con vasca. Una scala interna lineare permette di scendere al piano inferiore occupato da due ampie camere da letto gradevolmente arredate, di cui una con uscita diretta su cortile. Una comoda scala a chiocciola porta al secondo livello inferiore direttamente collegato al terrazzo/giardino. All’interno grande locale ancora diviso da un arco con un gradevole soggiorno impreziosito da un camino e travi di legno a vista, una sala da pranzo, una grande cucina alloggiata in una grotta con volta a botte e rivestita in ceramica, infine un ulteriore comodo bagno.
Il grande terrazzo è pavimentato in pietra, circondato dal verde di qualche albero e piante decorative, attrezzato con mobili che rendono gradevole lo stare all’aperto e godere del panorama.
Da un lato del giardino è presente un Casale rustico in pietra e mattoni a cui si può accedere anche da una stradina privata che scende dalla via principale. La ristrutturazione recente ha comportato la realizzazione al piano superiore di una camera da letto con il soffitto a voltine e i muri in mattoni lasciati a vista, un bagno e soprattutto un grande terrazzo panoramico di 30 mq. Al piano inferiore è stato scavato il terrapieno ricavandone una lunga stanza con archi e voltine di mattoni, trasformata poi in spettacolare piscina coperta di m. 2,5×8,5 con anche una sauna collocata in un angolo.
I tetti delle case sono in buone condizioni e non hanno bisogno di interventi. Il riscaldamento è a gas sottopavimento o con radiatori a parete, integrato dal grande camino. Il casale è dotato di climatizzatori. Gli infissi esterni della casa grande sono in alluminio bianco con doppi vetri e persiane esterne, quelli del casale sono in legno e anch’essi hanno doppio vetro. I pavimenti sono in ceramica di vario tipo e colorazione.

Nella parte pianeggiante del suo territorio a valle sorge la famosa Abbazia di San Clemente a Casauria (IX-XII sec) monumento nazionale. Vicino all’ Abbazia si trovano le fermate degli autobus regionali e di quelli diretti agli aeroporti di Roma, nei pressi anche l’uscita dell’autostrada A25; la stazione ferroviaria è a 5 km. La città di Pescara con l’aeroporto e le spiagge del Mare Adriatico sono a circa 30’, famosi centri sciistici a circa 40’, Roma a 90’ di auto.
