Two-level terraced house (126 m2: 75 m2 living space + 51 m2 cellars) to renovate with 2 bedrooms and 1 bathroom, cellars and warehouses, in a panoramic position near the centre. The house was built before 1967 and in 1990 it underwent renovation work on the wooden roof and waterproofing, static consolidation, anti-seismic adaptation, reinforced plaster and iron tie rods. All the interiors, floors and systems need to be rearranged and above all the internal plaster on the ground floor.
Crossing a small courtyard you arrive at the entrance with a beautiful stone portal, inside an atrium with an eat-in kitchen with a corner fireplace on the right and a short internal passage that leads to a small room with a window, on the left of the entrance hall there is a bathroom with bathtub. From the atrium there is a masonry staircase with stone steps and iron railing that leads to the first floor where there are two bedrooms with panoramic balconies, one of the bedrooms has a wall fireplace and a walk-in closet. From the landing on the first floor a steep but short wooden staircase allows you to reach a small room with a skylight to exit onto the roof and from which you can access two attic rooms.
The external frames are new in white aluminum with double glazing, mosquito nets and dark green external shutters like the heavy entrance door, the internal frames are the original wooden ones. Currently heating is guaranteed only by wood-burning fireplaces, a new heating system needs to be built.

Next to the entrance door there is a small gate that protects a room with a wash basin and the door of a basement cellar with a barrel vault. Above this cellar there is a large room (warehouse) accessible via an external door, left in its raw state with a wooden roof to be rearranged. From the external courtyard you finally enter a small fenced garden with two unrenovated rooms which can also be used as warehouses.
The municipality of Popoli Terme has approximately 6000 inhabitants, at 254 m above sea level in a flat area in internal Abruzzo between the Peligna Valley and the Popoli Gorge of the same name. Its territory, between two National Parks, is rich in rivers, flora and fauna in a splendid mountain environment; particularly important are the Nature Reserve of the Sources of the Pescara River and the Wolf Visitor Center. The historic center has monuments and places of interest such as the numerous churches, the Ducal Tavern and the imposing remains of the Cantelmo Castle. In every season, folkloristic, artistic, sporting and cultural events take place with historical re-enactments of great resonance. Also present are the Terme di Popoli (Popoli SPA) for rehabilitation therapies with sulphurous waters and muds. Excellent connections with motorway, trains and buses. The large city of Pescara with the airport and the beaches of the Adriatic Sea can be reached in just over 30′, famous ski centers about half an hour away, Rome 90′.

Casa tipica da ristrutturare con diversi annessi nei pressi del centro.
Casa a schiera di due livelli (126 mq.l.: 75 mq abitazione + 51 cantine) da ristrutturare con 2 camere da letto ed 1 bagno, cantine e magazzini, in posizione panoramica nei pressi del centro. La casa è stata costruita prima del 1967 e nel 1990 ha avuto interventi per il rifacimento del tetto in legno ed impermeabilizzazione, consolidamento statico, adeguamento antisismico, intonaci armati e tiranti in ferro. Da risistemare tutti gli interni, i pavimenti e gli impianti e soprattutto l’intonaco interno al piano terra.
Attraversando una piccola corte si arriva alla posta d’ingresso con un bel portale in pietra, all’interno un atrio con a destra una cucina abitabile con camino angolare e con un breve passaggio interno che porta ad una piccola stanza con finestra, a sinistra dell’atrio si trova un lungo bagno con vasca. Dall’atrio si diparte una scala in muratura con gradini in pietra e ringhiera in ferro che conduce al primo piano dove si trovano due camere da letto dotate di balconi panoramici, una delle camere ha un camino a parete ed una cabina armadio. Dal pianerottolo al primo piano una ripida ma breve scala in legno permette di raggiungere una piccola stanza con lucernario per uscire sul tetto e da cui è possibile accedere a due locali sottotetto.
Gli infissi esterno sono nuovi in alluminio color bianco con doppio vetro, zanzariere e persiane esterne color verde scuro come il pesante portoncino d’ingresso, gli infissi interni sono quelli originali in legno. Attualmente il riscaldamento è garantito dai soli camini a legna, da realizzare un nuovo impianto di riscaldamento.

A fianco della porta d’ingresso è presente un piccolo cancello che protegge un vano con vaschetta lavatoio e la porta di una cantina seminterrata con volta a botte. Sopra questa cantina si trova una grande stanza (magazzino) raggiungibile con una porta esterna, lasciata allo stato grezzo con tetto in legno da risistemare. Dalla corte esterna si entra infine in un giardinetto recintato che ha due locali non ristrutturati, utilizzabili ugualmente come magazzini.
Il Comune di Popoli Terme ha circa 6000 ab., a 254 m slm in zona pianeggiante nell’Abruzzo interno tra la Valle Peligna e le omonime Gole di Popoli. Il suo territorio, tra due Parchi Nazionali, risulta ricco di fiumi, flora e fauna in splendido ambiente montano; particolarmente rilevanti sono la Riserva naturale delle Sorgenti del Fiume Pescara e il Centro Visita del Lupo. Il centro storico ha monumenti e luoghi di interesse come le numerose Chiese, la Taverna Ducale e gli imponenti resti del Castello Cantelmo. In ogni stagione si svolgono eventi folkloristici, artistici, sportivi ma anche culturali con rievocazioni storiche di grande risonanza. Presenti anche le Terme di Popoli per terapie riabilitative con acque e fanghi solfurei. Ottimi i collegamenti con autostrada, treni e autobus. La grande città di Pescara con l’aeroporto e le spiagge del Mare Adriatico si raggiungono in poco più di 30’, famosi centri sciistici a circa mezz’ora, Roma a 90’.
