A three-level stone terraced house (83 sq m) to renovate with six rooms and the possibility of two bathrooms. The house is located right next to one of the town’s main squares, with shops, a bar, a hotel, a popular restaurant, a public garden, and a bus stop. The harmonious façade is punctuated by four large windows embellished with white marble surrounds and two doors (one closed, possibly to be reopened) with stone or brick portals. The house’s single-pitched wooden roof has been almost completely redone in recent years, with the addition of insulation and a waterproofing membrane. The ground floor has two rooms slightly below ground level with exposed stone and brick walls and impressive cross vaults. The first floor has two rooms with windows, ribbed vaults, and marble chip floors. The second floor has two more rooms with windows, ribbed vaults, and terracotta tile floors.
The masonry structure is very solid and requires no major work. A staircase connecting the various levels is needed, possibly using openings in the existing attics, and the vaults on the first and second floors should be repaired (while preserving them). It is advisable to install all utilities external to the masonry to avoid damaging the stone walls. Spaces for the water and gas meters have already been installed on the façade; the electricity meter is currently internal. The sewer connection, which runs in front of the house, is easy.

Rapino is a municipality of approximately 1,100 inhabitants in the Province of Chieti, located at 420 meters above sea level. The town is renowned for its olive growing (City of Oil) and ceramic production (Museum). The historic center has a medieval structure with numerous important churches and palaces. All necessary services are available, including bus connections to Chieti and the Adriatic coast (30 km), as well as famous ski resorts approximately 20 km away. The large city of Pescara with its international airport is 40 km away, while Rome is approximately 200 km away.

Casa da ristrutturare nel centro del paese con tutti i servizi nei pressi.
Casa a schiera in pietra di tre livelli (83 mq) da ristrutturare con 6 vani e possibili 2 bagni. La casa è proprio presso una delle piazze principali del paese con negozi, bar, Hotel e famoso ristorante, giardino pubblico e fermata autobus. La facciata armonica è scandita da quattro ampie finestre impreziosite da contorni in marmo bianco e due porte (una chiusa ev. da riaprire) con portali in pietra o mattoni. Il tetto in legno della casa è ad un’unica falda ed è stato pressoché rifatto totalmente in anni recenti con inserimento di coibentazione e guaina isolante. Il piano terra ha due stanze leggermente seminterrate con muri in pietra e mattoni a vista e notevoli volte a crociera. Il piano primo presenta due stanze con finestre, volte a vela e pavimenti in graniglia di marmo. Il piano secondo ha ancora due stanze con finestre e volte a vela, pavimenti in mattonelle di cotto.
La struttura muraria è molto solida e non richiede interventi importanti, da realizzare una scala di collegamento tra i vari livelli eventualmente sfruttando delle aperture nei solai già esistenti e da riparare (preservandole) le volte ai piani primo e secondo. Consigliabile la realizzazione di tutti gli impianti con linee esterne alla muratura per evitare di intervenire sulle pareti in pietra. Già predisposti sulla facciata i vani di alloggiamento dei contatori di acqua e gas, il contatore elettrico è attualmente all’interno. Agevole il collegamento alla rete fognaria che passa davanti alla casa.
