The villa has a reinforced concrete structure covered in stone, was built in 2013 and subsequent years and is to be completed internally. The villa is surrounded by an area of 1900 sqm on which the construction of a B&B has also been authorized and the construction of a swimming pool is possible.
The technical aspects of the construction are of considerable interest and included:
Foundations with inverted beams, insulation crawl space with river gravel pebbles. Insulating sheath on all walls. External walls of 60 cm. with 30 cm. of solid hand-worked Maiella stone + 30 cm insulating thermal coat. + 13 cm internal partition for the passage of systems. There are 2 flues for the fireplace and stove with hand-crafted chimneys. The external fixtures are partially present and are made of aluminum with double thermal glass.
The porches are solid laminated wood with handmade brick pillars, iron beams inside and special capitals made by local craftsmen.
The roofs also are solid laminated wood with thermal insulation and ventilation, have double insulating sheath and are covered with anti-slip snow tiles.
The ceiling on the ground floor has iron beams and handmade brick vaults, the ceiling on the upper floor has exposed wooden beams and tiles also made by hand.
Bathroom drain columns with ventilation, separate system for white and black water with connection to the sewer line that passes along the municipal road.
There is a perimeter fence (to be optimized) with lighting system and water line for irrigation that draws from a 20 m deep well with an immersion pump.

Abbateggio is a municipality in Abruzzo in the province of Pescara, with 440 inhabitants at 450 m above sea level, within the Majella National Park; it preserves an interesting town center and is recognized as one of the “Most Beautiful Villages in Italy”. The territory includes the splendid Giumentina Valley rich in extensive woods and populated by protected fauna, famous for the dry stone tholos huts that once served as shelter for shepherds and farmers. A few years ago the Paleolithic Ecomuseum was inaugurated, which bears witness to human activity in the area from Neanderthal man to the Middle Ages. In the town of Abbateggio there are the municipal offices, the post office, a bar, a grocery store and some restaurants nearby. Public connections are guaranteed by the bus service with the nearby towns and the city of Pescara. Just over 10 km away is the dynamic center of San Valentino and the center of Caramanico with the famous spa. The motorway and the railway station are about 10 km away, the city of Pescara with the airport and the beaches of the Adriatic Sea is 35/40 km away, ski centres are 25/30 km away, Rome is 90 minutes away by car.

Villa da ultimare con Progetto anche di un B&B in posizione panoramica nel Parco Nazionale della Maiella
Villa di due livelli (340 mq) realizzata su una collina in posizione panoramica nel Parco Nazionale della Maiella con straordinaria veduta di monti e valli fino al mare. La villa ha la struttura in cemento armato rivestita in pietra, è stata costruita nel 2013 e anni successivi e risulta da ultimare internamente. All’interno risultano 4 camere da letto e 4 bagni, soggiorno, cucina, garage e locali tecnici. La villa è circondata da un’area di 1900 mq su cui è stata autorizzata anche la costruzione di un B&B e possibile la realizzazione di una piscina.
Di notevole interesse gli aspetti tecnici della costruzione che hanno previsto:
Fondazioni con travi rovesce, vespaio di isolamento con ciottoli di ghiaia di fiume. Guaina isolante su tutti i muri. Muri esterni da 60 cm. con 30 cm. di pietra massello della Maiella lavorata a mano + cappotto termico isolante da 30 cm. + tramezzatura interna da 13 cm. per passaggio impianti. Sono presenti 2 canne fumarie per camino e stufa con comignoli lavorati a mano. Gli infissi esterni sono parzialmente presenti e sono in alluminio con doppio vetro termico.
I porticati sono in legno massello lamellare con pilastri di mattoni fatti a mano, putrelle di ferro all’interno e particolari capitelli realizzati da artigiani locali.
I tetti sono in legno massello lamellare con cappotto termico e ventilazione, hanno doppia guaina isolante e sono coperti con tegole antiscivolo neve.
Il soffitto al piano terra presenta travi di ferro e voltine di mattoni fatte a mano, il soffitto al piano superiore ha travi di legno a vista e pianelle sempre realizzate a mano.
Colonne di scarico bagni con ventilazione, impianto separato per acque bianche e nere con allaccio alla linea fognaria che passa lungo la strada comunale.
Presente recinzione perimetrale (da ottimizzare) con impianto di illuminazione e linea di acqua per irrigazione che attinge da un pozzo di 20 mt. di profondità con pompa ad immersione.

Abbateggio è un comune d’Abruzzo in prov. di Pescara, di 440 abitanti a 450 m slm, all’interno del Parco Nazionale della Majella; conserva un interessante centro abitato ed è riconosciuto come uno dei “Borghi più Belli d’Italia”. Il territorio comprende la splendida Valle Giumentina ricca di estesi boschi e popolata da fauna protetta, famose le capanne a tholos in pietra a secco che un tempo sono state ricovero di pastori e contadini. Da qualche anno è stato inaugurato l’Ecomuseo del Paleolitico che testimonia l’attività umana nella zona dall’uomo di Neanderthal al medioevo. Nel paese di Abbateggio si trovano gli uffici comunali, la Posta, un bar, un negozio di alimentari e vicini alcuni ristoranti. I collegamenti pubblici sono garantiti dal servizio autobus con i centri vicini e la città di Pescara. A poco più di 10 km di distanza si trova il dinamico centro di San Valentino ed il centro di Caramanico con le famose Terme. L’autostrada e la stazione ferroviaria sono a circa 10 km, la città di Pescara con l’aeroporto e le spiagge del mare Adriatico a 35/40 km, centri sciistici a 25/30
