Corner house on two levels P1-P2 with cellars and warehouses on the T-S1 floors for a total of 138 t. sq m. The house has a kitchen, 2 bedrooms and 1 bathroom. The house was built before 1967, is in good structural condition and part of the roof has also been redone. It needs to redo part of the external plaster, general modernization and creation of a new heating and electrical system, to rethink the rooms on the ground floor and basement.
The entrance door of the house in the alley leads to a short brick staircase that arrives to a room used as a kitchen with a French window overlooking the alley. The kitchen has the original terracotta tile floor, has a beautiful wall fireplace, some niches and simple wooden furniture with the necessary appliances (gas connection) that integrate into the context respecting the peculiarities of the room. A further brick staircase leads to the second floor where everything has remained in its original state with a window onto the alley and space for a bedroom with a double bed and single bed. The next room has a redone exposed wooden roof and a window onto the main street, followed by the bathroom with two windows and a shower cubicle (washing machine present).
On the ground floor, with an independent entrance from the alley and the main street, there are two communicating rooms (formerly a stable and warehouse) left in their raw state and to be transformed into living spaces. The front room has a trap door with a narrow brick staircase that with a few steps descends into a splendid semi-underground cellar with a brick vault, niches in the walls and a small “wolf mouth” window for ventilation.
The roof of the house is wood (partially redone) in good condition. The heating system is missing and heating is currently guaranteed by a wood-burning fireplace and electrical equipment (gas connection line already existing). Domestic hot water is produced by the electric boiler located in the bathroom. The external fixtures are the original wooden ones, perhaps to be recovered with the insertion of double glazing. Floors mostly in original terracotta tiles.

The town of Castiglione a Casauria (PE) is 350 m above sea level on a long rocky spur flanking the Pescara River valley in the Gran Sasso-Laga National Park. It has less than 900 inhabitants and the houses are leaning against the main street also full of ancient churches and palaces. For most services, you turn to the nearby town of Torre de ‘Passeri which is only 3 km away. In the flat part of its territory downstream stands the famous Abbey of San Clemente a Casauria (IX-XII century), a national monument. Near the Abbey there are stops for regional buses and those going to the airports of Rome, also nearby is the exit of the A25 motorway; the train station is only a few km away. The city of Pescara with the airport and the beaches of the Adriatic Sea are about 30 minutes away, famous ski resorts about 40 minutes away, Rome 90 minutes by car.

Casa angolare due livelli P1-P2 con cantine e magazzini ai piani T-S1 per un totale di 138 mq. L. La casa dispone di cucina, 2 camere da letto ed 1 bagno. La casa è stata costruita prima del 1967, è in buone condizioni strutturali ed è stata rifatta anche parte del tetto. Ha bisogno di risistemazione di parte dell’intonaco esterno, di ammodernamento generale e realizzazione di nuovo impianto termico ed elettrico, da ripensare I locali al piano terra e seminterrato.
La porta di ingresso dell’abitazione nel vicolo immette in una breve scala in muratura che conduce in una stanza adibita a cucina abitabile con finestra alla francese sul vicolo. La cucina ha il pavimento in mattonelle di cotto originali, dispone di un bel camino a parete, alcune nicchie e semplici mobili in legno con i necessari elettrodomestici (collegamento a rete gas) che si integrano nel contesto rispettando le peculiarità della stanza. Una ulteriore scala in muratura conduce al secondo piano dove tutto è rimasto allo stato originale con finestra sul vicolo e spazio per una camera da letto con letto matrimoniale e letto singolo. La stanza successiva ha il tetto in legno a vista rifatto e finestra sulla via principale, segue il bagno con due finestre e box doccia (presente lavatrice).
Al piano terra, con ingresso autonomo dal vicolo e dal Corso principale, si trovano due stanze comunicanti (in passato stalla e magazzino) rimaste allo stato grezzo e da trasformare in spazi abitativi. La stanza anteriore ha una botola con una angusta scala in muratura che con pochi gradini scende in una splendida cantina seminterrata con volta a mattoni, nicchie alle pareti ed una finestrella a “bocca di lupo” per l’aerazione.
Il tetto della casa è in legno (parzialmente rifatto) in buone condizioni. Manca l’impianto termico ed il riscaldamento è garantito attualmente dal camino a legna e da apparecchiature elettriche (collegamento gas di linea già realizzato). L’acqua calda sanitaria è prodotta dal boiler elettrico collocato nel bagno. Gli infissi esterni sono quelli originali in legno, forse da recuperare con l’inserimento anche dei doppi vetri. Pavimenti per lo più in mattonelle originali in cotto.

Il paese di Castiglione a Casauria (PE) è a 350 m. slm su un lungo sperone roccioso fiancheggiante la valle del Fiume Pescara nel Parco Nazionale del Gran Sasso-Laga. Ha meno di 900 abitanti e le case sono addossate al corso principale ricco anche di antiche chiese e palazzi. Per la maggior parte dei servizi ci si rivolge al vicino paese di Torre de’ Passeri che dista soltanto 3 km. Nella parte pianeggiante del suo territorio a valle sorge la famosa Abbazia di San Clemente a Casauria (IX-XII sec) monumento nazionale. Vicino all’ Abbazia si trovano le fermate degli autobus regionali e di quelli diretti agli aeroporti di Roma, nei pressi anche l’uscita dell’autostrada A25; la stazione ferroviaria è a solo qualche km. La città di Pescara con l’aeroporto e le spiagge del Mare Adriatico sono a circa 30’, famosi centri sciistici a circa 40’, Roma a 90’ di auto.
